This report is for use only in connection with the real property transaction identified. This report is effective only as of the date shown and is based upon an examination of maps and other official documents as published by applicable agencies. The sole purpose of this report is to assist the participants in executing real property transactions in accordance with applicable laws and regulations, and does not constitute an opinion as to the advisability of completing the transaction. This report applies only to the property described by the situs address and/or county assessor's parcel number shown and not for any other parcel, no matter how close to the subject site it is. The client must verify the location information for accuracy.

Under the provisions of California Civil Code 1103.4, the delivery of this report, prepared by an expert within the scope of the professional's expertise, shall be sufficient compliance for the application of the exemption which states that neither the seller nor any listing or selling agent shall be liable for any error, inaccuracy, or omission of information contained in this report, so long as ordinary care was exercised in obtaining, referencing and transmitting this information.

The maps and records on which these disclosures are based estimate where natural hazards exist. They are not definitive indicators of whether or not a property will be affected by a natural disaster. The buyer(s) and seller(s) may wish to obtain professional advice regarding those hazards and other hazards that may affect the property. In addition to the approved State and Federal maps reviewed by Nationwide Compliance Service, various governmental and other agencies maintain other maps and information that may be relevant and/or specific to the subject property. Nationwide Compliance Service only assumes responsibility and liability for the accurate review of the generalized hazard maps used and the information obtained and not the accuracy of the contents or source. Nationwide Compliance Service has not undertaken a site-specific investigation of the maps or information regarding the subject property, as such an investigation is beyond the scope of this Natural Hazard Disclosure and Civil Code 1102.6c, which mandates said disclosure. Nationwide assumes no responsibility for any costs or consequences arising to the need, or the lack of need, for earthquake or flood insurance. Nationwide makes no opinion of any matters which are structural or legal concerning described property and assumes no responsibility for any costs incurred to remedy said matters.

Invoice is due and payable within 10 days of receipt unless to be paid through escrow in which case payment is due in 90 days or close of escrow, whichever comes first. If escrow re-opens, seller or seller's agent must provide Nationwide with any new escrow information and the report will be updated. If escrow fails to close and the listing is cancelled, then the charge for the report will be billed to the seller. If payment either through escrow or directly from seller or seller's agent is not received, the RealtyChek report is null and void and Nationwide assumes no liability for errors and omissions. The report(s) remain the property of Nationwide Compliance Service until invoice is paid in full. Acceptance and/or use of the report(s) constitutes acceptance of these Terms and Conditions. Nationwide's liability extends only to the stated recepient in the report. In no event shall Nationwide be held liable for any unique, indirect, or consequential damages concerning the preparation, issuance, or use of this report. Any liability on the part of Nationwide is strictly limited to a refund of the amount paid to Nationwide for a RealtyChek report.
